Cole Property Management (CPM) will sell your house for a Fixed Fee of Ł399, a fee of Ł49 is payable up front and is non refundable, upon a price agreement and contracts going to the solicitor a final payment of Ł374 is payable to CPM.

We value all our customers and aim to provide the highest levels of customer service, and with an excellent price for selling and marketing your home all for an initial payment of Ł49.

MARKETING

Cole Property Management (CPM), will arrange a time that suits you to come to your home and take the details of the property, along with photos, and a market value that you agree on, to gain the best price for your property, these will be marketed on the website along with local & national advertising, a FOR SALE BOARD will also be placed on the property for prospective buyers to view your property on the website 24 hrs a day.

Cole Property Management (CPM), upon your instruction and taking of the realtive marketing information, will have your property on the market with a sign (For Sale), and on the website within a 24hr period of signing our agreement.

AGREEMENT

Upon us meeting, and you the seller agreeing with our terms and conditions an agreement will be drawn up that gives Cole Property Management sole exclusivity for a period of 3 months for the selling of your property, if we have been unsuccefull in that period and you wish to appoint another agent then this must be done by the seller, Cole Property Management, still require a sign, (For Sale) to be left in location on the property,no fees will be refunded,and upon written request we will remove the board.

VIEWINGS

Cole Property Management (CPM),will take and arrange all viewings dates & times of the property, we will also advise on the ways in which to give the best viewing of the property for a prompt sale.

FEEDBACK & VIEWINGS

Cole Property Management (CPM), will forward on all feedback that we recieve from viewings along with offers and give our complete support, working with all parties to ensure a smooth effective sales process for the seller.

AGREED SALE

Upon the buyer & seller agreeing a sale price, the seller will need to instruct a solicitor.Cole Property Management (CPM), during this process we will communicate with your chosen solicitor and mortgage lender on a regular basis to ensure a fast effective completion of the sales of your property in the final stages.

The solicitor will maintain communication with their client, and other parties and will instruct a surveyor to conduct a survey of your property. The "agreed sale" is subject to the contract and survey being carried out on the property and the mortgage offer will also depend on the results of the findings of the survey. The buyers solicitor will request the TITLE DEEDS from the lender or the seller and you will be asked to complete a Fixtures and Fittings Form. The solicitors will then draw up a DRAFT CONTRACT that sets out the Terms of the Sale and forwards it to the purchasers solicitor together with all relevant documentation. Any queries will then be raised, the TITLE DEEDS and Lease, Freehold will be checked, and local searches will be carried out.

EXCHANGE OF CONTRACTS

When the draft contract has been approved and parties involved have signed it, depending on the mortgage offer being received and cleared funds placed with the purchasers solicitor, a date can be agreed for the EXCHANGE OF CONTRACTS. The completion can actually take place between 7 and 28 days after exchange, depending on the purchaser, seller and their respective solicitors
